What each column is telling you

Interest rate

The advertised rate used to calculate your interest charge. It is the number lenders market on, and on its own it is not enough to compare two loans.

Comparison rate

The rate with most compulsory fees folded in, calculated on the Australian standard of a $150,000 loan over 25 years. Use it to rank loans, then check the actual fees against your own loan size.

Monthly repayment

Principal and interest on the loan amount and term you entered, at the advertised rate. Fees are excluded and listed separately, so a real repayment will be a little higher.

Features

An offset account can save more than a small rate difference if you hold savings. Redraw lets you pull back extra repayments. Fixed loans usually cap extra repayments — check before you commit.

FAQ

About this comparison

Why is the table sorted by comparison rate and not interest rate?

Because the comparison rate includes most of the compulsory fees, so it is the fairer ranking. A loan with a very low headline rate and a $33 monthly fee can easily be the most expensive one here. You can change the sort order if you prefer.

What does "deposit from 20%" mean?

It is the smallest deposit that product accepts, derived from its maximum loan-to-value ratio. A loan with a maximum LVR of 80% needs at least a 20% deposit. Filter by your own deposit to hide loans you cannot qualify for.

Do the repayment figures include fees?

No. The repayment column is principal and interest on the loan amount you entered, at the advertised rate, over the term you chose. Ongoing and upfront fees are listed separately under each product so you can see them rather than have them blended away.

Why do fixed loans show a much higher comparison rate?

A comparison rate on a fixed loan assumes it reverts to the lender’s standard variable rate for the rest of the 25-year standard term, and revert rates are usually well above market. If you plan to renegotiate when the fixed period ends, the comparison rate overstates your real cost. Our comparison rate guide covers this.
