Before you rely on a result

What every calculator here assumes

Calculators are useful for orientation and dangerous as a substitute for a lender's assessment. These are the assumptions baked into ours:

  • The rate never changes. Real variable rates move. A 30-year projection at today's rate is a scenario, not a forecast.
  • Fees are excluded unless a page says otherwise. Ongoing account fees, LMI, government charges and insurance all add to what you actually pay.
  • Repayments are made on schedule, in full, with no extra repayments, redraws or offset balances.
  • Tax is approximated. The borrowing power tool applies resident income tax rates and the Medicare levy, but ignores offsets, HELP debt and salary sacrifice.
  • Lender policy is not modelled. Two lenders can differ by six figures on the same application. Only a real assessment tells you what you can borrow.
